Ben & Christine Wiley

Our Story

Ben and Christine Wiley didn't discover Fripp Island so much as come home to it. Both born and raised in South Carolina, they spent their childhoods on family vacations here — the same maritime forest, the same stretch of beach, the same slow island pace that draws people back year after year. It didn't take long, once they were building homes of their own, to realize this was the place they wanted their own kids to grow up visiting. Today, that's exactly what's happened: their daughter Anna is being raised right here on Fripp, and Modern Scope is the business Ben and Christine built to make a life — and a living — on the island they've loved since they were kids.

How We Build

Modern Scope doesn't build in volume. We build one home at a time, the way island construction should be done — with the kind of hands-on attention that gets lost when a builder is juggling a dozen jobs at once. That approach has carried us through close to a dozen homes on Fripp Island so far, each one different, each one personal, and each one built by owners who are still on-site checking the details themselves.

We've paired that with relationships that matter just as much as the blueprints: over the years we've assembled a trusted crew of subcontractors from Beaufort — framers, electricians, plumbers, painters, and finish carpenters — who know our standards and show up to meet them. That's not a network you build overnight, and it's one of the reasons homeowners on Fripp keep referring us to their neighbors.

Why It Matters to Us

We don't think of building a home — or selling one — as a single transaction. We think of it as the start of a relationship. Whether we're handing you the keys to a custom home we built together or helping you find the right property on the island, we treat every client the way we'd want to be treated: honestly, personally, and for the long haul. A lot of the people we've built for over the years are still people we call when we're on the island — that's the kind of builder, and the kind of neighbor, we set out to be.
